Sandwiched between the Advanced Manufacturing Park (AMP) and the new Waverley town, Highfield Commercial will provide 60,000m² of office space for central, regional, local government bodies relocating to the region and for private sector BPO (Business Processing Organisations) involved in government contracts. Planning consent is anticipated for the development of Highfield Commercial, which is a joint venture between UK COAL plc and Helical Governetz. The aim is to provide offices for government departments as part of an initiative to move activities into the regions. The plan for Highfield Commercial comprises:
- Approximately 60,000m² of versatile office space – with a BREEAM ‘excellent’ rating for energy efficiency.
- At least 4,000m² of hotel accommodation.
- Around 975m² of ancillary retail and leisure space.
- Extensive car parking.
- A high-quality landscaped public setting.
Developed in harmony with the town
This bustling commercial district is designed to echo the style of the adjoining town. The office blocks will be a maximum of four storeys high, constructed from materials that complement those used throughout the new Waverley development. A row of offices will front the boulevard that separates Highfield Commercial from the town’s residential areas, clearly defining the boundary of this commercial realm.
The offices will be arranged in U-shaped blocks around central gardens. A public square and garden at the heart of the district will be aligned with the town’s central square. The two will be connected by Grand Boulevard, which continues in a straight line down to the lakes. Trees will be planted throughout Highfield Commercial, softening the impact of the large car parks and creating an attractive environment for office workers and visitors.
Access all areas
This commercial area will be easily accessible from the major roads skirting the development, enabling people to arrive and depart without transiting the town’s residential areas. Furthermore, an integrated network of paths and bridleways will connect with those in the town, encouraging Waverley residents who work in the offices to commute on foot or by bicycle.
