A safe, welcoming thoroughfare
This area showcases the housing styles planned along the main Highfield Lane thoroughfare, which bisects the development. The layout of the dwellings is designed to aid traffic calming measures along this realigned route. This area will be completed in the early phases of the development, thereby providing a benchmark for future construction.
The area is a mix of terraced housing interspersed with apartments at key road intersections. However, there is also potential for retail and leisure amenities to be incorporated into any future designs.
Passive traffic calming
The housing is deliberately configured to create a welcoming, pleasant urban environment, while enhancing road safety by forcing traffic to slow to the desired 20mph. This is achieved by frequent street intersections, which discourage speeding, and by offsetting the buildings to create a chicane across heavily planted urban squares.
Urban gateways
The entrance to Catcliffe Gate is signalled by higher apartment blocks at the north and south gateways to the zone. Building heights ranging from two to five storeys create a sense of place, with tight, highly planted streets producing a familiar urban character.

Densities range from 55 dwellings per hectare (22/acre) for typical terraced housing, to more than 80 dwellings per hectare for apartments.
Parking is possible on individual plots, on streets and within courtyards, depending on the type of housing. More elaborate and expensive parking solutions may be required for higher-density apartment buildings.
